The Barn is a luxury holiday Barn Conversion in East Midlands. It is the result of a loving conversion of the standalone Victorian red-brick barn at my family home, Rectory Farm. Everything is brand new and sparkling clean. It’s filled with custom-made furniture, original art, premium appliances and fun gadgets. The piece de resistance is the 10 metre folding glass wall which creates a beautiful indoor outdoor living space.
Luxury doesn’t have to mean squandering precious resources – we use Solar Power, Air Source heating, Filtered Well Water and more so you can enjoy your stay without it having to dwell on your conscience.
The Barn is a truly luxury holiday home in the East Midlands – furnished like a Boutique Hotel, it is ideal for those who want a relaxing and comfortable place to stay.
If you are coming as part of a bigger group, why not consider also booking my other property at the same location, The Loft. Together the two units sleep 14 adults and 4 infants and offer an amazing space for larger family reunions and friends get-togethers.
The Barn is set in a private 14 acre estate in the rolling countryside close to Market Harborough. Supermarkets, restaurants, and entertainment for kids is a 10-minute drive away. It’s also a great base to explore Leicester, Market Harborough, Northampton, Rugby, Kettering and Corby. London is 1 hour-train away.
We offer great accommodation near to Kelmarsh Hall, Kilworth House Hotel, and Theatre, Stamford Hall, Silverstone Race Circuit, Donnington Park and The Sourdough School.

You will have 100% private use of the Barn which is in its own building with private parking for up to 4 cars beside it. You are welcome to walk in the 14 acres of the estate, and we only ask that the main house courtyard garden has its privacy respected.
The Barn is not a typical luxury hotel in East Midlands – it feels a lot more like a luxury Airbnb.
I love helping people discover the area where I grew up and giving them the chance to experience it the way we do as locals. We respond quickly via Messaging Apps and by phone if you have any questions.
When you arrive we will normally be here to welcome you personally, but I also provide self-check-in via your personal door code if you are arriving late. We are always super flexible to try to accommodate late check-out and early/late check-in subject to other guests arriving or departing whenever we can.
Clipston is just 10 minutes drive from the hustle and bustle of Market Harborough which is directly connected by direct high speed train to Nottingham, Leicester, Luton Airport and London St Pancras and one change to London Gatwick Airport.
The village offers a traditional English way of life with a good pub serving homemade food, summer fetes, friendly community and access to beautiful walks and countryside pursuits.
We are very close to a plethora of interesting places and things to do including the world famous Foxton Locks and the Grand Union canal, The Soaring Centre (Glider Airport), Mini Meadows Children’s Farm Park, Pitsford Reservoir (for sailing / kayaking / biking), Mini Mischief’s Soft play centre and much more.

Bring your Horse by prior arrangement
Whilst you can arrive by train to Market Harborough and then 15 minutes by taxi to The Barn, most people come by car, as we are located about 2 miles from the village in open countryside and we offer secure parking free of charge. We are about 10 minutes drive from the A14 at J2 and about 15 minutes from the M1 Junction 20. Detailed directions provided after booking.
The Barn beyond exceeded all our expectations. The standard of the home was outstanding! The features, amenities, cleanliness, little touches were a class above and had total wow factor. It had everything and more that we could ask for. For the perfect escape with family and friends, I couldn't recommend this place highly enough!
